Vancouver, BC - February 26, 2025 - Downtown Vancouver is a hub of real estate activity in 2025, with several ambitious projects reshaping its urban core. Here are three significant developments currently underway, spanning hotels, high-rises, and civic infrastructure, each with unique details and timelines.

First, a 30-storey mixed-use tower is rising in Yaletown at 1133 Homer Street. This project, proposed by Brivia Group, features a 225-room Marriott hotel, an upscale restaurant, office space, and approximately 165 market rental homes. Located near Homer and Helmcken Streets, it aims to blend hospitality with residential density. The City of Vancouver is involved through zoning approvals and permitting, typical for such downtown developments, though direct funding isn’t evident. Construction timelines suggest completion around late 2027, aligning with similar high-rise schedules, pending permits and progress updates.

Second, CURV, billed as the world’s tallest passive house-certified tower, is under construction at 1059-1075 Nelson Street. Developed by Brivia Group with Tom Wright’s architectural vision, this 60-storey, 548-foot residential high-rise promises luxury condos with natural, curving aesthetics. Situated near Nelson and Thurlow Streets, it’s a private venture, but the city supports it through development permits and sustainability incentives. Launched with presales in 2023, CURV faced sales hurdles, yet construction advances toward a 2029 finish, bolstered by a revised disclosure statement extending timelines to May 2025 for presale targets.

Finally, the Deloitte Summit, a 24-storey office tower at 410 West Georgia Street, nears completion. Developed by Westbank, its cube-cluster design by Merrick Architecture offers 370,000 square feet of premium office space. The City’s role is regulatory, ensuring compliance with downtown zoning. Begun pre-pandemic, it’s set to wrap up in 2025, delayed slightly from earlier 2022 estimates, reflecting construction pacing.

These projects—spanning hospitality, residential, and commercial sectors—highlight downtown Vancouver’s dynamic growth, with city involvement primarily through planning oversight, targeting finishes from 2025 to 2029.
